SBA Urban launches a bond issue for the Vėjo Miestelis project

The SBA-owned company Urban Wind Residential is starting to distribute a two-year bond issue for a unique real estate project, Vėjo Miestelis, in Svencelė.

SBA Urban Vėjo miestelis bonds on the BeMyBond platform

The SBA-owned company Urban Wind Residential is starting to distribute a two-year bond issue for a unique real estate project, Vėjo Miestelis, in Svencelė. This project, which combines living, sports, and leisure, aims to attract EUR 5 million in bond investments over several tranches. Investments will be used to finance the development of the first stage.

Bonds - for a globally unique project

Kasparas Juška, Head of Investments at SBA Urban, states: ‘With its size, uniqueness and infrastructure, Vėjo Miestelis will set a new standard for real estate development. The 36-hectare project will highlight Svencelė and the Klaipėda District on the global map of tourist, sports, and sightseeing destinations. Seeing the strong market interest in the project, we decided to offer a fixed return option to a wider range of investors. We believe that SBA Urban, a reliable, financially strong developer, will attract retail and high net-worth investors in the fast-growing Klaipėda District. The first stage of the issue aims to raise EUR 1 million.’

The EUR 5 million bond issue will be distributed in several tranches. The first tranche will bear annual interest of 9.25%, paid semi-annually. The minimum investment amount is EUR 1 000. Both individuals and legal entities can purchase the bonds by investing through the innovative and user-friendly BeMyBond investment in bonds platform. The distribution of the issue starts on 27 August and ends on 1 September, or until all bonds are sold.

Indrė Dargytė, the CEO of BeMyBond, elaborates further: ‘The bond issue for Vėjo Miestelis is the first partnership among SBA Urban and BeMyBond, which we actively pursued, and we are pleased to offer this investment project to our investor community. Over the past few years, we have seen a growing number of new bonds in the market, but there are still not enough high-quality issues from major brands available to retail investors. We aim to improve this situation, and the Vėjo Miestelis bonds help us achieve this goal’.

The first stage will be completed in just one year

Mr Juška concludes: ‘Vėjo Miestelis team will use the proceeds from the bond issue to further develop the already fast-growing first stage. The construction works for the project, in collaboration with the general contractor RNDV Statyba, are progressing according to plan. Currently, 25 A++ energy-class houses are being built on the 4 hectares of the first stage, with roofs soon to be installed on the first ones. Simultaneously, the first part of the central park is also being developed, and the first stage will be completed by the summer of next year’.

Vėjo Miestelis is expected to be fully completed in 2031, with a total investment of more than EUR 70 million. However, to ensure that the town is lively and vibrant from the very first stage, public infrastructure — such as parks, sports fields, and green spaces — is being developed alongside the residential area. The second stage will offer 36 more residential units to the market, and the subsequent stages will completely fulfill the ‘city within a city’ concept, including a hotel, a co-working space, cafés, restaurants, spa areas and a marina.
