Vilnius residential real estate market shifts into fourth gear: what's next for homebuyers and investors?

Vilnius' residential real estate market is currently experiencing a strong recovery, with around 5,000 new apartments expected to be sold this year. This represents a significant increase compared to previous years and signals that the market is returning to more typical levels of activity.

EIKA Group is planning a major residential development in Pilaitė, one of Vilnius' fastest-growing districts. The project will comprise more than 200 new apartments, with total planned investments of approximately EUR 30 million. According to Tomas Žiaugra, Pilaitė has long been an important part of EIKA's history, and demand for the district remains strong. For this project, the company chose an alternative financing solution by issuing bonds through the BeMyBond crowdfunding platform, allowing it to diversify its funding sources and gain greater financial flexibility.
According to Tomas Žiaugra, while individual regulatory changes, such as pension reform, lower down payment requirements, and the reduction of the minimum owner-occupancy period from 10 to 5 years, may not appear significant on their own, together they could have substantial effects on the housing market. At the same time, the construction sector is facing capacity constraints, as many contractors are expected to shift resources towards large-scale defence infrastructure projects. As a result, investors seeking to benefit from rising property values during construction are increasingly making investment decisions at very early stages of development.
BeMyBond is currently offering a EUR 3 million bond issue to finance the Pilaitė residential project. Investors are offered 6.5% annual interest with a 2.5-year maturity. The offering remains open until midnight on Friday, November 14. Investor demand has already been remarkable, with almost half of the issue subscribed within just half a day of the launch on November 12.
