Use of proceeds 

The funds raised during the bond issue will be used for the development of a new residential project in the Pilaitė neighborhood of Vilnius, developed by EIKA Group. The project is in an early stage, with land plots in an attractive location currently being acquired. 


It is expected that the housing project will consist of two phases, during which more than 230 new apartments will be built, 153 of which are planned in the first phase. The total investment in the project is projected to reach about 30 million euros. Construction for the first phase, along with the start of pre-sales, is planned for the third quarter of 2026. 


The project’s location, Pilaitė neighborhood, is a popular choice among both home seekers and investors. The upcoming residential project will be the company’s fourth development in Pilaitė. The company has already completed residential buildings on Mažvydo str., implemented the EIKA namai Pilaitėje project on Karaliaučiaus str. and Tvankstos str., as well as the highly popular Saulės namai project on Pilkalnio str. 


Demand for new housing in Pilaitė is growing significantly. According to EIKA Development data, approximately 1,000 new residents settle here every year. The fast-growing Pilaitė neighborhood has ranked among the top three most popular residential areas in Vilnius for 15 consecutive years, and in the second half of 2024 it was the number one choice for new homeowners. Last year, a total of 310 apartments were sold in the area, and this number is expected to grow further this year – in the first ten months alone, 308 apartments have already been sold. 


The bonds will be secured by a first-ranking pledge of land plots located at Juodkrantės str. 2, Juodkrantės str. 4, M. Mažvydo str. 22, and Tolminkiemio str. 27 in Vilnius, as well as by a guarantee from KŪB Partnership III (hereinafter – Fund). Upon obtaining bank financing during the project, the first-ranking pledge could be replaced by a second-ranking pledge. It is anticipated that upon maturity, the bonds will be redeemed using either shareholders’ equity or bank financing. Project structure 

The project owner (issuer) – UAB ERF3 FinCo 2 – belongs to the KŪB Partnership III Fund, which develops residential real estate projects. Currently, two projects are being developed in Visoriai and Pilaitė – preparatory works are underway, and the acquisition of land plots in Pilaitė is being finalized. 
The current total cost of the Fund’s projects amounts to ~€11 M. The sources of financing include ~€ 5,5 M (50%) in shareholders’ equity and shareholder-related loans, and € 5,5 M (50%) in bonds issued through the BeMyBond platform, of which € 2,5 M (23%) have already been distributed for the Visoriai residential project, and € 3 M (27%) will be raised through the new bond issue for the Pilaitė residential project.

The owner of the project is EIKA Group, which is managed by the CEO Domas Dargis. The project is managed by EIKA Group‘s company EIKA Development.

As of today, EIKA Development is managing a portfolio of more than 20 projects currently in the design or construction phase and oversees the operation of over 20 commercial buildings, housing more than 280 commercial tenants across various sectors. 

Indrė Dargytė, the CEO of the BeMyBond platform, is related to the shareholders of EIKA Group through family ties. Nevertheless, she has no shareholding or control links to this project, and likewise, Indre’s family does not have shareholding or control links to the BeMyBond platform.
