The funds raised during this bond issue will be used for the EIKA Group’s premium residential project Užupio Personos in the Užupis district of Vilnius. At the initial stage of this project, in 2024, the BeMyBond investors had already lent € 1 M through the bonds for the development of Užupio Personos. As construction works near completion and apartment sales accelerate, EIKA Group has redeemed the first bond issue ahead of schedule. With the project’s development risk significantly reduced, the Group is offering investors the opportunity to finance the completion of the project under new terms. 

 

The main construction works of the Užupio Personos complex have been completed, and the buildings are currently undergoing the final approval process. This residential project has offered 57 new premium-class apartments and commercial spaces of distinctive layouts to the market, nearly 40% of which have already been sold. The project consists of three residential buildings: a five-story building built along Filaretų street and two smaller, more private low-rise buildings constructed in the inner part of the territory. 

 

Particular attention in the project was devoted to architectural solutions that were adapted to the exceptional hilly landscape. The apartments offer panoramic views of the Old Town rooftops and surrounding trees, while residents will enjoy the cultural vibrancy of one of Vilnius’ most unique districts – Užupis – along with its central location and the green spaces of the nearby Pavilniai Regional Park. 

 

It is planned that the funds borrowed through this bond issue will be repaid from revenues generated by apartment sales. The bonds will be secured by a second ranking mortgage of the project’s real estate (located at Filaretų st. 25, Vilnius). The project is also co-financed by Artea Bank, which holds the primary mortgage of the property. 

Project structure 

The project costs are € 9,8 M. The project’s capital structure consists of € 4,2 M (43%) shareholders' equity and upfront payments for apartments and commercial premises, and the € 5,6 M (57%) is financed through financial institutions. From those € 4,3 M is a loan provided by Artea Bank, and the remaining € 1,3 M will be raised through the bonds on the BeMyBond platform. The co-owner of the project is the EIKA group, which together with its financial partner is developing the Užupio personos residential project. The project is managed by EIKA Group‘s company EIKA Development. EIKA group is managed by general manager Domas Dargis.

EIKA Development is a real estate development company with over 30 years of experience in the Lithuanian market. The company focuses on the development of residential, commercial, public, and infrastructure projects. As of today, EIKA Development is managing a portfolio of more than 20 projects in the design or construction phase and oversees the operation of over 20 commercial buildings, housing more than 280 commercial tenants across various sectors. 

 

Indrė Dargytė, the CEO of the BeMyBond platform, is related to the shareholders of EIKA group through family ties. Nevertheless, she has no shareholding or control links to this project, and likewise, Indre’s family does not have shareholding or control links to the BeMyBond platform.
