Use of proceeds 
 
The funds raised through the bonds will be used for a new A-class business centre Jasinskio 2 development in the central part of Vilnius. The construction of the building is already well underway and the project is 60% leased to two tenants: Ellex Valiunas law firm and The Netherlands Embassy. 
 
The total leasable area of the business centre will be approx. 7 300 sq m laid out over 6 floors that will be serviced by two levels of underground parking. The Jasinskio 2 business centre will seek a BREEM Excellent certificate for the sustainability and well-being of its occupants. 
 
The project is awaiting bank financing from a European bank, and the shareholders are looking to bridge additional financing while the project is undergoing due diligence phases. The project also has alternative financing indications from several local banks. 
 
Project structure 
 
The project’s capital structure (prior senior financing from the Bank) consists of € 12.2 M shareholders’ equity and loans (80%), € 3 M will be raised through the secured bonds on the BeMyBond platform (20%). The equity part of the project is provided by two shareholders - the SPV of the project, Aurochs investments UAB, is owned by EIKA Group (50%) and a private investor (50%). By January 2025 senior loan up to € 18 M will be received from the bank. Loan funds will be used for the full repayment of secured bonds (€ 3 M), partial repayment of shareholders’ loans (€ 2.2 M),and financing of construction (€ 12.8 M). After bank financing project’s capital structure will consist of € 10 M shareholders’ equity and loans and € 18 M bank financing. The co-owner and manager of the project is the EIKA group, which together with its financial partner is developing the Jasinskio 2 office centre project. The project is managed by EIKA Group‘s company Eika Development, UAB. The EIKA group is managed by general manager Domas Dargis. 

The EIKA Group has been operating since 1993 and has vast experience in the development and management of real estate projects. Besides real estate development, EIKA Group is now developing prop-tech technologies, orienting its activities towards sustainability, production of solar energy, provision of accommodation services, managing investment funds, and investments abroad. It is also one of the largest philanthropic organizations in the country. 

Indrė Dargytė, the CEO of the BeMyBond platform, is related to the shareholders of EIKA group through family ties. Nevertheless, she has no shareholding or control links to Jasinskio 2 project, and likewise, Indre’s family does not have shareholding or control links to the BeMyBond platform.
