Use of proceeds 

Funds raised during the bond issue will be used for the construction of a new residential project developed by Inspiration Capital in Naujasis Antakalnis (Duburio St. 4, Vilnius). This is the second tranche of a € 2.2 M bond programme. The first € 1 M tranche was issued on 6 March 2026. The ISIN code for the bonds issue is LT0000137283. 

The development will consist of a four-storey residential building with 70 apartments. The total above-ground area will amount to approximately 4 300 sq. m., and the project will also include 70 underground parking spaces and 43 storage units. The project will be developed in a single phase. 

The construction process has already begun, with excavation process completed and foundation works currently underway. Apartment sales have not yet started, as the apartment layouts and floor plans are being refined and finalised. 

Naujasis Antakalnis is one of the fastest growing residential districts in Vilnius. The area offers convenient access to the city centre (15–20 minutes), well-developed infrastructure, and an abundance of green spaces, making it particularly attractive to young professionals and young families. 

It is anticipated that upon maturity, the bonds will be redeemed from the proceeds generated from the sale of apartments and parking spaces, which are projected to reach € 10.4 M. 

The bonds will be secured by a first-ranking pledge over the building complex and the land plot located at Duburio st. 4, Vilnius. In June, the project owner signed a financing agreement with Bigbank for € 5.5 M. Once the bank financing is drawn down, the bondholders’ first-ranking mortgage will become a second-ranking mortgage. The Loan-to-Cost (LTC) ratio for the project may not exceed 85%. 


Project structure 

Within the project’s financing structure, equity (including advance payments from buyers) will amount to € 1.6 M, representing 17% of the total project costs. Of this amount, € 1 M has already been invested in the project, accounting for 63% of the planned equity contribution. 

The total project costs amount to € 9.3 M. The sources of financing consist of € 1.6 M in shareholders’ equity and advance payments from apartment buyers (17%), and € 7.7 M in external financing (83%). Of the latter, € 5.5 M will be provided as a loan by Bigbank, while the remaining € 2.2 M will be raised through a bond issue distributed via the BeMyBond platform.

The project owner (issuer) is UAB Inpro A, 100% of whose shares are owned by UAB Inspiration Holdings, founded and solely owned by Paulius Grigas. The companies belonging to Inspiration Holdings operate under a common brand name called Inspiration Capital. The group also includes UAB KRS – one of the largest general contractors in Lithuania. 

Inspiration Capital specialises in the revitalisation and value enhancement of underutilised real estate assets. The company identifies neglected buildings and undeveloped land plots and transforms them into economically viable, market-oriented projects. 

The group provides services across the entire project development cycle – from concept and design to financing, construction management, and sale or lease. Integrated design and construction companies enable efficient process management and ensure the smooth development of projects of various types. The company finances its projects by combining its own and private investor funds with bank financing. 

Operating since 1950, UAB KRS has accumulated extensive experience in building construction, engineering networks, and infrastructure projects. The group currently employs more than 460 people, and in 2025 its total revenue amounted to approximately € 70 M. 

Among the group’s most significant projects are the reconstruction of passenger terminals at Vilnius Airport, projects at Vilnius University Hospital Santaros Klinikos, the reconstruction of quays and the administrative building at Klaipėda State Seaport, a multi-storey car park at Kaunas Airport, and military equipment service infrastructure in Marijampolė.
